Ares Secures ¥612 Billion for New Japan Logistics Development Fund

Fundraise and Scale

Ares Management Corp has finalized Japan Logistics Development Partners V LP at ¥612 billion, or about $3.8 billion. The close represents the biggest closed-end institutional fundraising to date for Ares' real estate business and brings in a vehicle that is nearly half again as large as the firm's 2021 vintage.

Strategy and Investor Base

Canada Pension Plan Investment Board has taken an anchor role, committing ¥150 billion of equity. Capital also came from sovereign wealth funds, insurers, financial institutions, and other institutional backers located across North America, the Asia-Pacific region, Europe, and the Middle East. In line with earlier vintages, the strategy centers on building institutional-grade modern logistics facilities in Japan's primary metropolitan areas, including markets around Tokyo, Osaka, and Nagoya.

Market Backdrop and Outlook

Japan is experiencing an unprecedented wave of real estate investment as companies dispose of assets to streamline operations and international buyers move quickly on opportunities. Consulting firm IMARC Group projects the country's logistics sector will expand at a 5.38% compound annual rate through 2034 to roughly $578.5 billion. As of the end of June, Ares Real Estate oversaw approximately $121 billion in assets globally.
